The Recoating Sealer, And A Joint Stabilizer At The Same Time

WL5 is a solvent based paver protector that works as both a sealer and a joint stabilizer, for installations using polymeric sand or traditional jointing aggregates. It leaves a durable rich glossy wet look finish. Techniseal singles it out as the perfect recoating product for previously sealed areas, which is what makes it the one to reach for on maintenance work rather than new installs.

Why Contractors Ask for WL5 by Name

Resealing an existing patio is a different problem from sealing a new one. The old film has to be compatible, and the joints have usually lost material over the years.

  • Techniseal calls it the perfect recoating product for previously sealed areas. That is a specific endorsement, and it is why WL5 belongs on the truck of anyone doing maintenance and restoration work rather than only new builds.
  • It stabilizes the joints while it seals. On a patio being resealed, the joints are usually the part that has degraded most, so treating both in one pass is exactly what the job needs.
  • It works with polymeric sand and traditional jointing aggregates alike, which matters on older installs where you may not know what was originally used.
  • Durable rich glossy finish. A full wet look rather than a satin or semi-gloss.
  • Approved on natural stone as well as concrete pavers, slabs, interlocking pavers, and wet cast pavers.
  • Published coverage of 150 sq ft per gallon and 750 sq ft per 5 gallon makes estimating straightforward.

Techniseal notes coverage varies with joint width and surface porosity. On a recoat, the old surface is often thirstier than a new one, so budget above the published figure on weathered work.

Where WL5 Works

WL5 is the maintenance and restoration sealer in this line.

  • Resealing previously sealed paver patios and driveways
  • Restoration work on faded and weathered installations
  • Surfaces with degraded sand or aggregate joints
  • Natural stone patios and walkways
  • Wet cast paver installations
  • Concrete slab surfaces
  • New installs where a full gloss wet look is specified

Where WL5 Should NOT Be Used (Straight From the Manufacturer)

Not available in California. Techniseal states WL5 is available in all states except California. They make JSS for California and Utah, which we do not currently stock.

Confirm compatibility with the existing sealer before recoating. Test a small area and let it cure fully before committing to the whole surface.

This is solvent based. Plan for ventilation, personal protection, and solvent cleanup per the safety data sheet.

Gloss adds slickness when wet. On pool decks and slopes, add Techniseal SureFoot anti slip grit for solvent based sealers.

Do not apply over a dirty, damp, or efflorescent surface.

How to Use WL5

Follow the official Techniseal instructions and safety data sheet, linked below. This is the shape of the job:

  1. Clean the surface thoroughly and let it dry completely.
  2. On a recoat, test a small area for compatibility with the existing sealer and let it cure fully before proceeding.
  3. Top up any joints that have lost material.
  4. Apply evenly per the technical data sheet, keeping a wet edge and avoiding pooling.
  5. Observe ventilation and safety requirements throughout.
  6. Respect recoat and cure times, and keep traffic off through the full cure.

On a recoat, the compatibility test matters more than anything else. An incompatible sealer over an old film can lift, cloud, or stay tacky, and the fix is stripping the whole patio.

Quick Answers

Is this for new work or resealing?
Both, but Techniseal specifically calls it the perfect recoating product for previously sealed areas, which is where it stands out.

Does it stabilize joint sand?
Yes, both polymeric sand and traditional jointing aggregates.

Can I buy it in California?
No. Techniseal makes JSS for California and Utah. Call us if you need that version.

How is it different from WL4?
WL4 is a high solid high gloss sealer without joint stabilizing. WL5 is a gloss sealer that also stabilizes joints and is aimed at recoating work.

How much do I need?
Up to 150 sq ft per gallon or 750 sq ft per 5 gallon, adjusted for joint width and how porous the surface is.

Can I use it on natural stone?
Yes. Natural stone is on the approved surface list, along with concrete, interlocking, and wet cast pavers.
