Why Non Film Forming Changes The Maintenance Story
A film sealer has a service life and an end of life. It clouds, it wears at the traffic lanes, and eventually somebody has to strip it before resealing. A penetrating sealer has no film to fail. It also will not make a wet pool deck slippery, which is the other reason people choose it.
- Does not alter appearance on most surfaces. Some surfaces may darken slightly, so test first.
- Will not create a slippery surface. Meaningful around pools and steps.
- Resists water and salt damage. Chemically bonded rather than sitting on top.
- Breathable. Does not trap moisture or efflorescence.
- Reduces biological growth. Mold, moss and algae.
Coverage Per Gallon
Two coats applied wet on wet is the specified method, and porous vertical surfaces are the thirstiest thing you will put it on.

Approved Surfaces
SEK rates SB-4000 for the following. Natural stone and clay vary batch to batch, so SEK asks you to test a small area first to confirm both performance and appearance.
- Concrete and clay pavers, stamped concrete
- Masonry, segmental retaining wall block and concrete walls
- Exposed aggregate
- Natural and manufactured stone containing quartz or silicas
- Grout, unglazed tile and terra cotta
Where It Should Not Be Used, Straight From SEK
These are the manufacturer’s exclusions, not ours.
- Granite and marble. Not recommended.
- Asphalt and slate. Not recommended.
- Agglomerate tiles, glazed or ceramic tile. Not recommended.
- Limestone. Performance may vary, test carefully.
- Always test a small area first. Some surfaces darken slightly.

Before You Seal
Every SEK sealer wants a clean, dry surface. If the pavers have efflorescence, ground in dirt or an old failed sealer on them, that has to come off first or the new sealer bonds to the contamination instead of the paver.
